A Ponte Vedra Beach oceanfront estate tied to television personality Marcus Lemonis sold for $22.2 million in July, setting a St. Johns County record, The St. Johns Citizen reported.
The five-bedroom property at 1039 Ponte Vedra Blvd. hit the market in May for $23.5 million and went under contract within days. Built in 1996 and extensively renovated, the residence spans more than 8,500 square feet on roughly two acres with 200 feet of Atlantic Ocean frontage, according to the Citizen.
The deal topped the previous county record by $200,000. Former T-Mobile CEO John Legere had paid $22 million in cash for another oceanfront estate on Ponte Vedra Boulevard in January 2024.
That was not the only eight-figure closing on the boulevard. An estate at 1185 and 1187 Ponte Vedra Blvd. sold July 13 for $20 million, the Citizen reported. A newly built property at 516 Ponte Vedra Blvd. sold for more than $11.68 million in a deal recorded Sept. 8 with the St. Johns County Clerk of Court, according to the Jax Daily Record.
St. Johns County market holds steady
St. Johns County remains the most expensive market in Northeast Florida. The median single-family home price was $568,750 in September, according to News4Jax, citing data from the Northeast Florida Association of Realtors (NEFAR). The county recorded 390 closed sales that month, with 1,456 homes in active inventory and a 3.7-month supply.
The Home Affordability Index for St. Johns County edged down one point to 77.5 in September. An index below 100 means a median-income family does not earn enough to qualify for a mortgage on a median-priced home, based on the index's assumptions, News4Jax reported.
In August, the St. Johns County median price was $573,250, and homes spent a median of 40 days on the market, according to NEFAR's August report.
NEFAR President Kim Knapp said in the association's September report that conditions vary across the six-county region.
Florida metros lead luxury gains
The local deals fit gains in other Florida luxury markets. Luxury home prices in Miami rose 18% year over year during the three months ending in July, the largest increase among the 50 most populous U.S. metros, according to a Redfin analysis. Tampa followed at 15.4%. Nationally, luxury prices rose 5.3% over the same period. Redfin defines luxury homes as those in the top 5% of a metro area's price range.
Luxury home sales in West Palm Beach jumped 43.9% year over year during May–July 2026, the biggest increase in the country, Redfin reported. Cash-paying buyers have helped insulate the high end from elevated mortgage rates, according to the analysis.
In Sarasota County, nine single-family homes sold for $10 million or more from July through September, up from one during the same period in 2025, the Business Observer first reported. The biggest was a newly built Siesta Key estate that closed Sept. 28 for $26 million, the county’s highest-priced home sale so far in 2026, according to the Herald-Tribune.
Laura Bishop of The Bright Bishop Group at Ponte Vedra Club Realty, who represented the buyer of the Lemonis estate, told the Citizen it was an honor to help guide the buyer through acquiring the property. Clare Berry of Berry & Co. Real Estate represented Lemonis in the sale.
